Engineer Hub procurement network

Put current products and prices where building demand becomes an approved order.

Properties use Engineer Hub for maintenance, inventory, work orders, and receiving at no software charge. Approved suppliers maintain one secure account for every participating property. Catalogs may be entered manually or connected by API, including paper-catalog businesses. Applying, maintaining an account, publishing a catalog, and posting offers are free. When a property accepts merchandise from an Engineer Hub purchase order, a disclosed fixed 1.50% procurement service fee applies.

Engineer Hub standardizes product identity and records the authorized workflow. The supplier keeps the account, the invoice, the fulfillment relationship, and the payment relationship.

01Exact identity

GTIN or manufacturer plus part number identifies the product; UNSPSC organizes its category.

02Property choice

Offer comparison shows supplier, pack, landed cost before tax, lead time, and validity.

03Direct commercial relationship

Each selected supplier receives its own PO and invoices the property under their existing terms. Engineer Hub records the workflow but does not become the seller or payment intermediary.

How an order moves

A supplier offer enters a controlled property workflow.

Catalog submissionExact identity, classification version, specifications, unit, and pack
Offer publicationPrice, stock, lead time, freight, service area, and expiration
Property comparisonNo paid ranking; the property reviews current commercial terms
Approval and supplier POsOne mixed requisition becomes one independently routed purchase order per supplier
Receipt and inventoryOnly accepted quantities enter stock; exceptions and invoice evidence remain connected

Earned through useful work

The fee pays for a completed procurement workflow, not access to a buyer.

Engineer Hub converts property demand into an exact, reviewable product request; compares current offers; records authorization; creates supplier-specific purchase orders; connects receiving and exceptions; updates property inventory; and preserves evidence for the supplier and property. The supplier keeps the customer, fulfills the order, invoices directly, and receives payment under its own commercial terms.

Transparent fee basis

  • Fixed 1.50% supplier-paid standard rate
  • 1.00% only where a grandfathered written agreement or released PO expressly records it
  • Calculated only from merchandise the property accepts
  • No fee on tax, freight, rejected goods, cancellations, or returns
  • Audited credits for returns and billing corrections
  • No paid ranking, payment interception, or claim on the customer relationship

One supplier workspace

Serve local, regional, national, or cross-border U.S./Canada demand.

Each approved company receives one Engineer Hub supplier workspace for the full network. A supplier administrator can create catalog, training, and order-desk accounts, declare reliable U.S. and Canadian delivery areas, enter products manually, or activate an API later. Engineer Hub creates application logins only; suppliers continue using their own business email.

Available to approved suppliers

  • Local, regional, national, or U.S./Canada reach with declared delivery areas
  • Manual UNSPSC catalog entry for small and paper-catalog vendors
  • Optional API catalog and offer automation
  • Supplier-only team roles and permissions
  • Purchase orders visible only to the selected supplier
  • Free account, catalog, offer publication, and quoting access
  • Disclosed accepted-merchandise service fee only after confirmed receiving
  • No payment interception or paid ranking
  • Existing Google Workspace, Microsoft 365, or business email routing

Product master

Classification is not identity.

Engineer Hub stores a pinned, versioned classification snapshot. UNSPSC supports category and spend analysis, while GTIN or manufacturer plus manufacturer part number establishes an exact product record. Specifications remain attached so properties can review approved equivalents without treating a category code as interchangeability.

FieldPurpose
UNSPSC code + versionCategory navigation, reporting, and spend classification
GTINGlobal trade-item identity when available
Manufacturer + part numberExact manufacturer identity when GTIN is unavailable
SpecificationsTechnical review, approved-equivalent decisions, and safe substitution context
Supplier SKUThe supplier's orderable catalog reference

Data boundary

Suppliers contribute offers. They do not receive unrestricted property intelligence.

Supplier accounts and optional API credentials are supplier-scoped and revocable. Neither access path exposes a property's complete inventory, competitor offers, work orders, employee data, building plans, or purchasing history. Operational decisions stay with authorized property users.

Supplier scopedcredentials read and update only that supplier's submissions
Property privateinventory, work, files, and history remain tenant and building scoped
Human approvedproduct matching, requisitions, purchase orders, and content publication require review
Auditableselection, approval, receiving, invoices, and stock movements produce evidence

Optional fixed-price services

Pay for added service only when it creates separate, measurable value.

Supplier accounts, catalogs, offers, and direct invoicing remain free. The accepted-merchandise procurement service fee covers the completed order workflow described above. Suppliers may separately purchase catalog integration, premium implementation support, or a branded learning center for reviewed training, webinars, safety documentation, and product updates. Optional service payment never changes offer ranking, property approval, or access to private operating data.

Content controls

  • Separate written scope and fixed price for every optional service
  • Engineer Hub review before publication
  • Paid Supplier Content disclosure on supplier material
  • No undisclosed charges or percentage outside the accepted service-fee agreement
  • Strict separation from procurement ranking and approvals

Vendor application

Apply for controlled catalog access.

Launch access is limited to verified U.S. and Canadian businesses. Approval is not automatic: Engineer Hub reviews company identity, product scope, and delivery area before issuing a supplier administrator login. API credentials are optional for companies that want automated catalog exchange.
